While we do everything possible to help you submit a strong and competitive application, the final decision is up to the landlord and property manager. However, we will guide you through the process, negotiate on your behalf, and give you the best possible chance of success.
Why do your services have a validity period?
Brisbane’s rental market moves quickly, and properties are often leased within days. Our validity periods ensure we can work efficiently within this fast-moving market to give you the best opportunities available.
Are your fees refundable?
No, our fees are non-refundable as they cover our time, expertise, and coordination in assisting you.
Can my employer or business pay for your services?
Yes! If your move is work-related, we are happy to invoice your employer or company directly for our services.
Can you help with visas or sponsorship for moving to Brisbane?
No, we do not provide visa assistance or sponsorship. Our services are focused solely on helping you find a rental in Brisbane. If you need help with visas, immigration, or sponsorship, we recommend consulting a registered migration agent or the Australian Department of Home Affairs for accurate information and guidance.
How do you select the properties you suggest to me?
We base our search on your preferences (budget, location, property type, pet-friendliness, etc.) and find options that fit both your criteria and Brisbane’s rental market availability.
What happens during a Video Walk-Through Inspection?
If you cannot attend the inspection in person, we will record a video of the property and provide professional insights on its condition, layout, and surroundings. You will receive a private YouTube link so only you can view the video.
How do you help with lease agreements?
We review and assist in completing your lease agreement to ensure it complies with RTA requirements. Depending on the chosen package, we also provide a comprehensive and up-to-date eBook explaining your rental lease and rights under Queensland legislation. This ensures you fully understand your contract before signing.
What does the Move-In Coordination service include?
We ensure your home is ready and functional before your arrival by taking care of the following: Electricity & water activation – We arrange for your electricity and water services to be set up before you move in, so everything is operational upon arrival, avoiding delays or inconvenience.
(Optional) Professional indoor cleaning – A deep cleaning of the interior, including dusting and sanitising cupboards, washing walls and baseboards, and cleaning floors to ensure a fresh and welcoming space.
Professional carpeting cleaning – If the property has carpeting, we can coordinate a specialised cleaning to remove allergens, stains, and odours, ensuring a clean and hygienic environment (available at an additional cost).
This service allows you to move in stress-free, without having to manage these details remotely.
Can you receive my white goods deliveries?
Yes! We coordinate the reception of your fridge, washing machine, and other white goods at your property. All deliveries must be scheduled for the same day and time and are limited to one reception per service.
How does the airport pickup work?
We arrange a comfortable ride from the airport to your new home, including family-friendly transport options with child car seats if needed. All passengers and luggage must arrive on the same flight.
Since we hire a vehicle for this service, we require at least 3 weeks’ notice to ensure availability.
When do I need to pay for the services?
Our fees must be paid upfront, as we begin working on your rental search and arrangements immediately. You will receive an invoice, and if your move is work-related, we can send the invoice directly to your employer or business.
What payment methods do you accept?
We accept bank transfers payments. Bank details are written on the invoice. Once your payment is received, we’ll send you an acknowledgement of receipt for your records. Please don’t hesitate to reach out if you have any questions about the payment process.
Can I upgrade my package after booking?
Yes! If you decide you need additional services, you can upgrade your package.
How long does it take to find a rental?
The timeline depends on market availability and competition. Brisbane’s rental market moves quickly, so we recommend acting as soon as possible to increase your chances of securing a home.
Please note that, as per our terms and conditions, a maximum of 15 properties will be presented within a maximum of 3 months to ensure you have the best possible options for your relocation.
What if I don’t like any of the suggested properties?
We select properties based on your preferences and market conditions. If you don’t like the options provided, we can reassess your criteria to find a better match, but keep in mind that flexibility is key in a competitive market.
Can you help me find a furnished rental?
Yes, we can certainly assist you in finding a furnished rental. However, keep in mind that furnished rentals are not very common in Australia, and availability may be limited. Unfurnished properties are far more common and generally easier to secure. If you specifically require a furnished rental, we will tailor our search accordingly, but we recommend considering both options to increase your chances of finding a suitable home.
What is the difference between a furnished and unfurnished property in Australia?
In Australia, the majority of rental properties are unfurnished, meaning they include built-in appliances like dishwashers, as well as fixtures such as curtains and light fittings. However, tenants typically need to supply their own fridge, microwave, washing machine, and furniture.
Furnished properties, on the other hand, vary in what they provide but generally include essential white goods (fridge, washing machine, microwave), as well as furniture like beds, sofas, dining tables and chairs, and a television. Some fully furnished rentals may also come with linen, kitchenware, and decorative items.
It’s important to note that furnished rentals are in short supply across Australia, as many landlords have shifted towards short-term rentals on platforms like Airbnb, making it more challenging to find high-quality, long-term furnished options.
Can I apply for a rental before I arrive in Brisbane?

We recommend starting your rental search at least 8 weeks before your arrival. This gives us enough time to discuss your preferences, explore available options, and prepare a strong, competitive application. Applying too early is not ideal, as rentals in Brisbane are typically advertised only 2 months before their availability date.
Should I choose a periodic lease or a fixed-term lease?
It depends on your needs and future plans, but in Brisbane, landlords typically prefer fixed-term leases, and periodic leases can be difficult to find.
Fixed-term lease: This type of lease has a set end date (e.g., 6 or 12 months). It offers security, as the rent cannot be increased during the fixed term, and you have a guaranteed place to stay. However, breaking the lease early may result in penalties. Since most landlords prefer stability, this is the most common lease type in Brisbane.
Periodic lease: This is a month-to-month agreement with no fixed end date. It offers flexibility, allowing you to leave with a notice. However, landlords can increase rent with a notice and may ask you to vacate with proper notice. While periodic leases exist, they are rare and difficult to secure, as most property owners prefer long-term commitments.
What are my chances of getting approved?

What documents do I need to apply for a rental?

What if my application is still not successful after using all the applications included in my package?
If your application is still unsuccessful after using all the applications included in your package, you can purchase additional services to continue applying for other properties. Our goal is to provide ongoing support and help you find the right home.
Can you inspect the property in person on my behalf?
Yes! We offer Video Walk-Through Inspections, where we visit the property, record a video, and provide professional insights on its condition, layout, and surroundings. You’ll receive a private YouTube link so only you can view it.
Do I have to attend the inspection to apply for a rental?
In Brisbane, attending an inspection is usually required before applying. If you’re interstate or overseas, we will attend on your behalf and provide a detailed video walk through, allowing you to apply remotely.
What if I need more property inspections than my package includes?
If you need additional inspections, we can arrange them for an extra fee.
What happens if my white goods deliveries arrive on different days?
Our Reception & Coordination of White Goods Deliveries service covers one scheduled delivery session. If you need multiple deliveries on different days, additional fees will apply.
Can you set up my internet connection before I arrive?
While we don’t handle internet setup directly, we can provide recommendations on service providers.
Do you provide temporary accommodation if I don’t find a rental before I arrive?
No, we do not provide temporary accommodation.
How can we contact you if we live in a different time zone?
